Seeking skilled and experienced Leasehold Advisors to support our Housing Services, Collections, and Sales & Acquisition teams. This is a critical frontline role, ensuring that leaseholders receive accurate information, timely service, and excellent customer care.
Working across various Housing Service Centres within the borough, the Leasehold Advisor will process a wide range of leasehold-related transactions, handle complex enquiries, and carry out technical service charge calculations. The ideal candidate will have strong analytical capability, confidence managing financial data, and a solid understanding of leasehold legislation, including Section 20 requirements.
Key Responsibilities
Customer & Stakeholder Engagement
- Handle complex queries from residents, leaseholders, tenants, staff, legal representatives, and external stakeholders via email, phone, and in-person.
- Respond to accounts-related enquiries from lessees and sales applicants professionally and efficiently.
- Ensure high standards of customer care at all times.
Leasehold Services
- Process applications for home ownership schemes, lease extensions, alterations, assignments, and property sales.
- Liaise with solicitors and legal representatives to provide accurate assignment information and register notices.
- Support leaseholders with payment advice and dispute resolution.
Service Charge & Financial Responsibilities
- Calculate both estimated and actual service charges (revenue and capital), ensuring compliance with all statutory, contractual, and policy requirements.
- Produce accurate calculations for lessees, with full reconciliation against Council systems and complete audit trails.
- Produce statutory Section 20 Notices, ensuring all information meets legislative and Council standards.
- Prepare all documentation required for issuing major works bills, assessing liabilities in accordance with lease terms and Section 125 limitations.
- Ensure accuracy of bills and create/maintain full audit trails.
- Support the collection of service charge and major works income, meeting income targets.

- Strengthen financial controls relating to income collection and statutory billing.
- Reduce service backlogs and contribute to a more responsive and efficient housing service.
- Enhance customer satisfaction by delivering reliable, accurate and informed advice.

Essential Experience and Technical Skills
Experience
- Prior experience working within the leasehold sector (essential).
- Experience preparing and managing service charges and major works bills.
- Understanding of Section 20 and Section 20B legislative requirements.
- Experience working with financial controls and audit trails.
Technical Skills
- Strong spreadsheet skills (essential).
- Confident working with Office 365.
- Ability to analyse financial data and produce accurate calculations.
Core Skills
- Excellent written and verbal communication skills.
- Ability to work onsite at various locations across the borough.
- Strong organisational skills and ability to manage complex caseloads.
- High attention to detail and accuracy.
