Job Type: Permanent, FullTime

Salary: £13.50 - £14.00/hour

To be part of the Facilities Team you will be managed by both the Building Services Manager and Assistant Building Services Manager to ensure that the Council provides high quality facilities and contracts management of assets. You will ensure that the properties are a safe and pleasant environment for all stakeholders Retailers, Residents and Visitors.

You be required to be part of team in a roster pattern and will work to deliver all aspects of running and operating an efficient estate. You will ensure the co-ordination and management of all of the buildings including car parks are secure, the civic centre is opened and locked and all the estate is maintained to high standard, and the welfare of all occupants are undertaken.

This is a multi-functional role that encompasses the aspects of running of the flagship buildings and encompasses security, cleaning and maintenance repair, mechanical and electrical aspects ability to secure and deliver contracts that deliver value for money across the companies and organisations portfolio.

Working week: You will work on rota basis including some weekend ensuring cover across all the buildings within the portfolio

1. You will be part of a team which will be rota based to ensure the co-ordination of the management of the buildings

2. You will work with the Building Services Manager and part of the Team that will assist with providing information which is key to the preparation and presentation of accounting and management reports.

3. You be part of any emergency response for all stakeholders and have key knowledge of fire risk assessments and health and safety, building management systems

4. You will work to ensure that the opening and closing of the Centre is delivered to ensure that business can be achieved.

5. Manage contractors on site when they undertake work and sign off where appropriate both commercial and residential element

6. Provide a first-class customer service including working with Officers at the Centre to deliver the day to day running of the Centre including the BMS along with ID badges for staff etc or occupants of the building

7. Work with the Building Services Manager to circulate among visitors and public to preserve order and protect property in all the buildings

8. Deal with day to day issues as and when required in the multi storey car parks and keep records up to date and ensure an efficient service

9. Ensure that delivery vehicles visiting the buildings stay no longer than is necessary and act as a banksman for incoming deliveries making sure that all Lorries enter the site quickly and safely

10. Undertake regular patrols and appropriate assignment instructions are followed through in respect of all the buildings

11. Where appropriate oversee the maintenance and repair of building facilities such as electrical and plumbing installations

12. Ensure all residential flats when vacated are put in good repair including decorated and ensure all appliance ae working and fit for purposed in a timely fashion

13. Be professional, pleasant, friendly, courteous and helpful always whilst carrying out duties to the highest levels

14. Ensuring all incidents are managed and documented in timely fashion in accordance with site policies and procedures logging and reporting incidents in line with site / company polices.

15. To deal efficiently and effectively with emergencies, including first aid incidents.

16. Maintain vigilance and highlight / manage unauthorised access by banned persons and ensure appropriate documentation

17. Work with the Building Service Manager to help third party contractors / visitors ensuring all site procedures / policies are adhered to including the administration of Permit to Work.

18. Keep diligent management and maintenance site records / reference materials including health & safety records, incident forms and the site occurrence book.

19. Support the Building Services Manager with any internal / external audits in line with company policies and procedures

20. Working as a Team ensure that daily, weekly and monthly tasks in accordance with the Planned Preventive Maintenance (PPM) schedule are agreed with Facilities and Contracts Manager across the portfolio maintaining relevant records and highlighting any items for remedial action to the Centre management.

21. Carry out weekly checks of vacant shop units and record as appropriate

22. Ensure that cleaning/litter picking etc across the buildings are maintained to a high standard
