VACANCY - Empty Property Officer

Location:                                 Remote Working with occasional travel within the Midlands

Length:                                    10 - 12 weeks

Salary:                                   £15.10 PAYE inclusive or £18 via Umbrella

Hours:                                    Monday - Friday 35hours PW


Venn Group are currently recruiting for multiple Empty Property Officers. You will provide an efficient and effective void property service, maximising rental income and ensuring that vacant homes are let without delay and in adherence to company policy and procedural guidance. Said candidates will have experience of working in generic housing management and/or include within a Lettings or Income related environment and be immediately available to interview and start.

Responsibilities of the role:

  • Administer all Notice to Quit's (NTQ's) efficiently, effectively and in strict adherence to legal requirements, ensuring that the Group's vacant homes can be relet with minimal delay thus maximising rental income ensuring compliance to company policy and procedure
  • Ensuring out-going tenants are clear on their responsibilities prior to vacating their properties
  • Liaise with Housing Officers and Public Trustee etc. to bring tenancies to a legal end
  • Key management and notification to contractor to commence void works, updating internal systems for transparency and efficiency
  • Monitoring contractor performance in line with KPI's and communication with the lettings teams i.e. updating Ready to Let dates
  • Advertising up-coming vacant homes on local authority choice based lettings schemes and/or seeking suitable nominations to pass through to the lettings team for pre-tenancy assessment, taking into consideration any specific lettings criteria i.e. s106 requirements/local connection preference
  • Administering the regions management move register, ensuring that existing tenants approved are given 1st preference for vacant homes
  • Ensure that all systems are updated and managed appropriately to enable effective performance monitoring
  • Work collaboratively as part of the wider lettings team to deliver an efficient and effective voids and lettings service achieving business objectives and KPI targets

Essential experience/requirements:

  • At least 3 years, or equivalent, experience of working in generic housing management and/or include within a Lettings or Income related environment
  • DBS disclosure  
  • Full Licence with access to vehicle
