Block Property Manager

We are currently working with a well-established residential managing agent looking to recruit an experienced Block Property Manager to oversee a portfolio of residential developments.

The successful candidate will be responsible for the full management of their portfolio, ensuring developments are maintained to a high standard while delivering a strong level of service to leaseholders, clients, and residents.

Key Responsibilities

  • Manage a portfolio of residential blocks, acting as the main point of contact for leaseholders, residents, and freeholders.

  • Arrange and conduct regular site inspections, ensuring buildings and communal areas are well maintained.

  • Instruct and manage contractors for reactive maintenance and planned works.

  • Oversee service charge budgets in collaboration with the accounts team and monitor expenditure.

  • Ensure compliance with relevant legislation including health and safety, fire risk assessments, and current property regulations.

  • Coordinate major works and planned maintenance projects where required.

  • Attend and lead AGMs, board meetings, and resident meetings.

  • Work closely with internal departments including accounts, compliance, and customer service teams.

  • Maintain accurate records and ensure all documentation relating to the portfolio is up to date.

Experience Required

  • Previous experience managing a residential block management portfolio.

  • Strong knowledge of service charge budgets and property management processes.

  • Good understanding of current legislation affecting residential property management.

  • Excellent communication and client management skills.

  • Organised, proactive, and able to manage a varied workload.

Desirable

  • IRPM / TPI qualification or working towards.

  • Experience managing larger or more complex developments.
