MMP Consultancy currently have an opportunity for a Damp & Mould Surveyor to join a West London Housing Association. This will be a permanent role paying £48,660p/a + Benefits.

My client can offer a van option with fuel card or alternativity pay 45p per mile if you use your own vehicle.

Role purpose

To be responsible and accountable for delivering a high-quality surveying services to a variety of tenures including rented, leasehold, supported and temporary accommodation.

Working in partnership with caseworkers, provide a full surveying service for the major adaptations and essential repairs programmes.

The post holder will have an enhanced focus on engagement with residents and the wider community and deliver a holistic service that embeds community cohesion and delivers value for money

The role provides a maintenance surveying service that will entail, but not necessarily limited to; undertaking property surveys and inspections; and stock condition surveys.

Ensuring works orders are raised and completed in accordance with guidelines. You will manage a caseload of minor planned repairs and disrepair claims in line with the pre-action protocol for housing disrepair. The role will entail regular pre and post inspections during the works and contribute to both the asset management strategy and estate improvement plans.

The post holder will be highly customer focused, providing regular feedback and information on their activities to the Repairs & Voids Operations Manager. They will investigate and resolve complaints and participate in a variety of resident involvement activities, including hosting resident meetings, consultation events and forums.

Key Responsibilities:

Property Survey, pre-and post-Inspections

Receive repair queries from customer's services, tenants and other client groups, decide upon a course of action and, if required, liaise with all parties to ensure surveys are carried out with optimum use of resources and minimum disruption to tenants. Communicate and provide feedback on actions to customer service, tenant or client as appropriate.
Provide prompt follow up action to inspections as necessary, including: providing written reports.
Ensure any follow up inspections are executed promptly to ensure quality and value for money.
Carry out stock condition surveys or update existing surveys when visiting property for any purpose and ensure the information is transferred onto Integrator asset management database.
Ensure the asset management database is updated when components are replaced.
Carry out post inspections,
Carry out energy rating surveys to the housing stock when visiting a property for any purpose and ensure that the information is transferred onto the asset management data base.
Approval of tenants and leaseholder improvement requests including reviewing plans, site inspections and ensuring planning and building regulations are applied.
Responsible for the monitoring of trees access our properties, actioning any maintenance/removals, addressing residents/lease holder and private owners concernsDisrepair

Respond to all correspondence in line with the pre-action protocol for housing disrepair.
Provide housing and property records, files and documentation in line with disclosure requirements.
Carry out inspections to identify all items of disrepair and arrange for remedial works in accordance with the set timescales.
Attend joint inspections with single joint experts.
Appoint and liaise with solicitors where necessary in consultation with senior management.
Prepare detailed technical reports that could be used in evidence at court.
Negotiate and agree settlements in consultation with senior management, as and when required.Party Wall:

Carry out a pre-inspection when a complaint is submitted, arrange for any necessary repairs and post inspection upon completion.
Deal with arising Party Wall matters and ensure that the correct documentation is arranged to comply with the Party Wall etc. Act 1996.
Ensure appropriate records are kept of all cases and ensure all matters are followed through from start to conclusion via direct management or consultant.Complaints Handling

Carry out a pre-inspection when a complaint is submitted, arrange for any necessary repairs and post inspection upon completion.
Ensure all failures are identified and lessons are learnt actions are taken and recorded.Contract management - minor planned works and major repairs projects

Management of major repairs projects including diagnosis, specification, preparing drawings, undertaking tendering, letting and administering contracts, management of works on site until practical completion and preparation of final account.
Manage fire, water etc. insurance claims and notify the Association's insurance broker, provide documentation, quotations and manage reinstatement works.
Carry out sufficient inspections to ensure compliance with the specification and control of quality.
Keep informed and up-to-date with developments in legal requirements, good practice, statute and regulations affecting the work.Title: Damp & Mould Surveyor
