Location: Various sites across South London (home base flexible)

About the Role:

We are seeking an experienced Property Manager to join a dynamic organisation providing vital housing and support services across London. You will manage a diverse portfolio of properties, ensuring statutory compliance, high-quality service delivery, and effective building safety management.

Reporting to the Head of Property Management, you will oversee a team of maintenance and cleaning staff, manage contractors, and deliver property projects within budget. You will also play a key role in financial planning, budget management, and performance reporting for the property and maintenance function.

Key Responsibilities:

  • Ensure compliance with all statutory obligations, health & safety legislation, and building safety regulations.
  • Manage maintenance, repairs, planned works, and service delivery across the property portfolio.
  • Lead, motivate, and develop a team of supervisors and operatives, ensuring high performance and engagement.
  • Oversee contractor management, procurement, and service level agreements to ensure quality, value for money, and efficiency.
  • Deliver financial oversight, including budget management, forecasting, and reporting.
  • Support organisational strategies for building safety and compliance with relevant legislation.
  • Foster strong relationships with internal teams, residents, contractors, and external stakeholders.
  • Drive continuous improvement in property management services, ensuring a seamless experience for residents.

Person Specification:

  • Proven experience in property management, facilities management, or a similar role.
  • Strong knowledge of building compliance, statutory obligations, and health & safety legislation.
  • Experience managing budgets (circa £1m+) and financial reporting.
  • Excellent leadership and team management skills.
  • Strong organisational, communication, and problem-solving abilities.
  • Flexible approach, with willingness to travel across multiple sites and occasionally work outside standard hours.
