Site Manager - £6m Luxury Retreat Refurbishment

Right, let's do this: we're looking for a capable Site Manager (No1 on site) to take the reins on a £6m luxury… let's-call-it-a-retreat in leafy Bucks. It's a refurb of the sort of place people go to sip cocktails in robes and complain about the Wi-Fi. Your job? Make sure the work actually gets done. Well.

Starts early August (or sooner, if you're ready to go), with the main site works kicking off in early September. You'll be walking onto a fresh site, not someone else's mess - rare, we know.

The employer? A tidy specialist subcontractor that often plays Principal Contractor, especially when their long-term clients go: You know what? Just take the lot. That's exactly what's happened here after four years of proving they're not cowboys.

What you'll be doing:
·Running the show - full site management, as No1 on-site.
·Overseeing key packages: roofing, façade, drainage and Mechanical
·Getting four trades to play nicely - because apparently, follow the drawings' is open to interpretation.
·Keeping the programme on track - and calling it out when it's not.
·Reporting up the chain like a grown-up.

What we need from you:
·Previous experience as a No1 Site Manager on £2m-£5m+ projects (ideally refurbishments).
·You've kept subbies in line and deadlines met - all while resisting the urge to fake your own disappearance.
·You're well-spoken, well-presented, and can hold your own in front of a client (this one's not shy, so you shouldn't be either).
·Comfortable using construction platforms (no, Excel doesn't count as a specialist system anymore).

This one's a proper role: clear programme, good client, and a firm that values delivery over drama. Freelance or perm - we'll sort what works best.
