The Role

We are recruiting an experienced Property Manager to oversee the delivery of a high-quality property and maintenance service across a complex estate. This includes responsive repairs, cyclical maintenance, voids, and full compliance with statutory health and safety regulations, including responsibilities under the Building Safety Act 2022.

The successful candidate will manage a large multi-disciplinary team, oversee a budget exceeding £1 million, and play a critical role in embedding a safety-first, resident-focused culture throughout the organisation's housing portfolio.

Key Responsibilities

Lead operational delivery of repairs, compliance checks, and cyclical maintenance works across the portfolio.

*

Ensure ongoing statutory compliance in areas including fire safety, gas, electricity, legionella, asbestos, and LOLER.

*

Manage the void process including inspections, turnaround times, and budgeting.

*

Deliver continuous improvement in customer satisfaction and team performance.

*

Work closely with internal stakeholders (finance, housing, H&S) and external contractors to ensure cost control and service quality.

*

Implement and track KPIs and compliance reporting, including building safety assurance for high-risk buildings.

*

Contribute to financial planning and forecasting, providing timely updates on spend, service charges, and cash flow.

*

Manage and mentor a multi-skilled property team, identifying training needs and promoting internal progression.

*

Participate in out-of-hours emergency cover rota as required.

Person Specification

*

Proven experience in property or asset management, ideally within social housing, supported housing, or a regulated residential environment.

*

Strong working knowledge of health and safety compliance and building regulations, including the Building Safety Act 2022.

*

Strong leadership skills with experience in managing multi-disciplinary teams and external contractors.

*

Financial and budget management experience (including forecasting and cost reporting).

*

Ability to manage competing priorities in a fast-paced, safety-critical environment.

*

Excellent communication, collaboration, and customer service skills.
