Job Description


The Acquisitions Analyst will work with our acquisition team to identify and underwrite multifamily prospects for acquisition. The Analyst will have a high proficiency in financial modeling.


  • Perform due diligence and underwriting of prospective acquisitions and properties.
  • Support the acquisition, financing, development and disposition process for CVG.
  • Prepare financial modeling to support and guide both acquisition and asset management decisions.
  • Prepare presentation materials on new and existing investments for internal and external uses.
  • Analyze and monitor the financial performance of properties including financial modeling, benchmarking to budget, and collaborating with management in executing business plans.
  • Assist with analysis of the overall market and monitor industry trends.
  • Prepares modeling to including; existing multifamily acquisitions, understanding of financial deal structuring, various debt structures/fees, including HUD, equity waterfall structures, etc.
  • Working understanding and knowledge of key assumptions including but not limited to; hard and soft costs, lease-up and revenue, proforma operating expenses, rule of thumb density per acre per various MF product types, etc.
  • Understanding of key return metrics and their implications: Return on Costs, Debt Yield, NOI, DSCR, Cash on Cash, Proforma building and analysis; etc.
  • Conduct onsite visits to comparable properties.
  • Conduct phone and onsite interviews with property managers, brokers, owners, investors to obtain deep insight into local market dynamics concerning acquisitions prospects or CVG owned projects.
  • Able to provide overviews of demand/supply/net absorption and explain how each metric is calculated.
  • Assist management with property and sub-market tours demonstrating superior knowledge of a projects trade area and competitive set.
  • Regularly update rent and sale projections for key projects.
  • Draft key components of investment offerings and lender packages.
  • Assist the Executive Vice President in creating, editing and updating an online contact database for capital groups.
  • Maintain an updated "Cheat Sheet" of high-level deal metrics and information to be disseminated to senior management on a monthly basis.
  • Update and manage deal pipeline reports in a central repository.
  • Maintaining professional relationships with brokers, consultants, and office staff is critical.


  • Undergraduate degree in real estate, finance, economics, accounting or similar.
  • 2 or more years of experience in a role using analytic and quantitative skills to model acquisition strategies.
  • Superior written and verbal communication skills.
  • Flexible, adaptable, eager to learn with attention to detail.
  • Outstanding capabilities with Microsoft Office products.
  • Knowledge of property management concepts and software.
  • Candidates must possess sophisticated communication capabilities coupled with high energy, enthusiasm and persistence.
