About the Role

Job Title: Property Accountant

Location: Parklands/Birmingham

What you'll be Doing:

  • Calculate accruals and prepayments monthly for Rent and Franchise Fee charges in line with accounting guidelines.
  • Prepare period-end reviews for the above areas, including commentary on variances to budget and forecast, highlighting any issues requiring further investigation.
  • Prepare monthly Balance Sheet Reconciliations, including ageing analysis, and take action on any reconciling items within the account the following period.
  • Maintain the Cashflow forecast file on a weekly basis for the quarter ahead.
  • Submit sales statements to managing agents and franchisors in line with contractual deadlines.
  • Ensure accurate validation and timely payment of rental and franchise fee charges.
  • Complete client statement reconciliations and resolve outstanding items, ensuring no aged debt on vendor balances.
  • Account for business openings and closures, ensuring correct accruals are made and promptly resolving any discrepancies with vendors.
  • Respond to queries from landlords and internal stakeholders.
  • Liaise with the Property legal department on key contractual terms.
  • Support the Property Team Leader in audit preparation for annual and interim audits.
  • Complete turnover certificates in a timely manner as they fall due.
  • Record new leases and modifications under IFRS 16 accounting standards.

To be successful in this role you will need:

Essential:

  • Educated to degree level or studying AAT.
  • Minimum one year of accounting experience, including balance sheet or client statement reconciliations.
  • Proficient in Excel, including pivots and vlookup.
  • Understanding of accruals and prepayments.
  • Quality conscious with attention to detail.
  • Keen, enthusiastic, and questioning approach.
  • Accustomed to working to tight deadlines.
  • Good communication skills, both verbal and written.
  • Good organisational skills.

Desirable:

  • Experience with SAP System.
  • Budget variance analysis.
  • Previous experience working on property accounts.
