Job Specification: Financial Modeller – Investment DevelopmentLocation: MaidstoneReports To: Head of Development / Finance DirectorRole Type: Full-time, Office BasedOverview We are representing a fast-growing development and investment business seeking a commercially minded Financial Modeller. The successful candidate will have strong technical modelling skills, ideally with experience in large-scale development, regeneration, or investment projects.Reporting to senior leadership, you will create, maintain, and refine detailed financial models for projects that may include partnerships, equity structures, debt arrangements, and joint ventures. Your analysis will support investment appraisal, feasibility studies, and strategic decision-making across a varied portfolio.Key Responsibilities
  • Build and maintain advanced financial models incorporating sources & uses, project cash flows, three-statement outputs, and exit scenarios
  • Run sensitivity and scenario analyses to evaluate key drivers, risks, and upside potential
  • Structure and underwrite projects across multiple investment vehicles, reflecting return hurdles and partner requirements
  • Prepare concise, visually engaging reports and dashboards for investor, lender, and board presentations
  • Compare actual performance against forecasts, updating assumptions and outputs accordingly
  • Collaborate with finance, commercial, and operational teams to ensure models align with budgets, funding plans, and reporting standards
Skills & ExperienceRequired:
  • Proven experience in financial modelling within property, investment, or large-scale project environments
  • Advanced Excel capability, including dynamic modelling structures; VBA/Macros an advantage
  • Strong understanding of accounting principles, cash flow forecasting, and investment returns analysis
  • Ability to translate complex financial information into clear insights for non-financial stakeholders
  • High attention to detail, with a structured and methodical approach to work
Desirable:
  • Degree or professional qualification in Finance, Accounting, Economics, or related discipline
  • Knowledge of financial modelling best practice, documentation, and audit processes
  • Experience with automation and visualisation tools such as Power Query, Power BI, or similar
  • Familiarity with commercial feasibility and project appraisal in a corporate or investment context
