Maintenance And Repairs Officer (Engineering and Surveying)

Location:  Millmead House, GU2 4BB

Start Date: ASAP

Contract Duration: 6+ Months

Working Hours: Mon - Fri, 09:00 - 17:00, 37 Hours per week

Pay Rate: £ 31.34 per hour

Responsibilities

Deliver and oversee the performance of the repairs service, including inspection and allocation of work.

Conduct pre, in-process, post, and void inspections to identify maintenance needs and cost-effective solutions.

Arrange work using schedule of rates-based term contracts and prepare specifications if needed.

Authorize payment of claims after verifying work completion and accuracy.

Utilize the computerised ordering system for property inquiries.

Investigate and address breaches of tenancy conditions, maintaining estate standards.

Coordinate with team members and contractors to optimize repairs service efficiency.

Develop relationships with colleagues and stakeholders to support customer-focused service delivery.

Collaborate with the Technical Services team on technical queries and escalate issues when necessary.

Promote best practices to ensure repairs are completed safely and efficiently on the first visit.

Monitor performance and implement corrective actions to maintain satisfactory service standards.

Communicate effectively with various stakeholders using diverse communication methods.

Develop and implement quality and performance control procedures for service improvement.

Participate in the out-of-hours standby service if required.

Assist in driving efficiencies in property management by monitoring performance and implementing improvements.

Ensure timely communications within the service and escalate issues as needed.

Engage in personal development initiatives to enhance skills and knowledge.

Conduct periodic inspections of asbestos and other safety-related inspections to maintain records.

Comply with the Council's duty to safeguard children and vulnerable adults.

Safeguard privacy and confidentiality of personal information in accordance with protocols and the Data Protection Act 1998.

Perform other duties as reasonably requested by management.

Person Specification

Desirable GCSE level education with Maths and English qualifications.

Desirable HNC/HND in Building Construction or equivalent NVQ.

Extensive knowledge of building construction, services, defects, and remedies.

Experience dealing with the public in a building repairs and maintenance environment.

Experience managing refurbishment works in compliance with Health & Safety legislation.

Proficiency in ordering and processing repair orders using Schedule of Rates.

Experience interpreting and collating Stock Condition data and using asset databases like 'keystone'.

Ability to prepare specifications, schedule of works, and estimates.

Strong organizational skills with the ability to plan, prioritize, and work under pressure.

Desirable experience using computerised repair systems.

Strong written and verbal communication skills for effective interaction at all levels.

Good IT skills, familiar with software packages including Word and Outlook.

Strong teamworking skills and ability to contribute to service development.

Flexible approach to job requirements.

Excellent customer care and assertiveness skills while maintaining politeness and courtesy.

Strong interpersonal skills to remain calm under pressure and handle difficult situations.

Good people management skills for supervising and motivating labor resources, if desirable.

Ability to travel across the borough for site visits.

Understanding of the needs of vulnerable people, if desirable.
