Pub Tenancy - Stafford Could you run this pub in Stafford? The Bear and Pheasant is a well-loved pub ideally located on the edge of the town centre in Stafford, the county town of Staffordshire. This is a traditional warm pub with lots of character from oak beams to real fires enjoyed during those winter nights and a cosy beer garden located at the rear of the pub that would make you think it was set in the countryside! It is known to locals for its popular entertainment of live music, pub games and showing of all key sporting events through Sky Sports. The pub has a great reputation for its cask ales, boasting 5 hand pulls that includes rotating guest ales and local favorites. The trading area consists of an open plan space with the main bar area to the side of the building and a kitchen that can provide for up to 20 covers throughout the pub. Refurbishment We have exciting refurbishment plans for the pub that include internal decoration to rejuvenate its classic country pub feel and new external signage scheme to enhance the pub's curb appeal. The refurbishment work will be designed to maximise the huge opportunity to engage with local customers and establish the pub as the place to go to for food, drink and to enjoy the wide range of entertainment it offers. Facilities The pub includes domestic accommodation that consists of three bedrooms, a kitchen and lounge. Ideal operator This is the perfect opportunity for a community and sports focused Publican with experience in hosting events. You'll need to be passionate about building local relationships in order to drive community engagement and some basic catering skills are required to ensure the pub is the best that it can be. About the local area The county town of Stafford is known for its rich history, including its timber framed Elizabethan town houses and Stafford Castle that attracts visitors to the area and annually hosts Shakespeare productions. The Bear and Pheasant sits at the entrance to large 1950s housing and occupies a terraced plot in the heart of an expansive area of residential housing. The pub is on a side street with most of the current trade attracted from local residents. The main town center is easily accessible from the pub at about a quarter of a mile away. Stafford has great road connections to the West Midlands and the M6 Motorway provides access to and from the town so that Birmingham and Manchester are easily reached. About the Agreement Our Tenancy agreements vary offer a flexible approach to running your own pub business. Your pub will be ready to trade, with a carefully tailored drinks offering in place which you can evolve as you go along. We'll provide a high level of support giving you access to all the tools you need to make your business a success, from day one, including your own dedicated Operations Manager, access to exceptional training and development opportunities, as well as business planning, operations and accounting expertise for those less-than-glamorous bits of running a business. Our five-day Punch Progress induction course will ensure you're fully up-to-speed before you get started and from then on we'll provide ongoing support to help you maximise the efficiency, sales and profitability of your pub Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements. * The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager.
