Job Description

We're seeking an experienced Property Manager to take ownership of a retail property portfolio, ensuring operational exellence, tenant satisfaction, and financial growth. This role requires a balance of strategic planning, financila acumen, and hands-on management to maintain and grow asset value.

Primary Duties and Responsibilities
  • Centre Operations and Maintenance - Oversee daily operations, implement 5-yearmaintenance plans, drive refurbishments, and ensure buildingsmeetinggrading standards.
  • Financial Management - Prepare and monitor annual budgets , analyse income and expenses, oversee recoveries, ensure cost-effectiveness, and produce monthly financial reports.
  • Leasing and Tenant Relations - Negotiate leases, manage renewals, monitor tenant turnover, ensure optimal tenant mixand build strong tenant relationships. 
  • Customer and Public Engagement - Drive centre promotions, develop marketing initiatives, attract customers, and enhance centre reputation. 
  • Compliance and Risk Management - Enforce occupational health and safetystandards, manage security and cleaningservices, conductregular inspections, and implement risk/security plans. 
Required Qualifications
  • Bachelor's degree in Property/Business/Finance (or equivalent experience)
  • EAAB NQF Level 4 Certificate (preferred) 
Education
  • A minimum of a National Senior Certificate or equivalent is required.
Experience
  • Minimum of 5 years' experience as a Property Manager in retail/commercial property.
Key Characteristics and Traits 
  • Strong financial acumen with proven experience in budgeting, reporting, and cost management
  • In-depth knowledge of leases, contracts, and property legislation
  • Track record of successful tenant negotiations and portfolio growth
  • Excellent leadership, communication, and stakeholder management skills
  • Highly organised, detail-oriented, and results-driven
  • Proficient in MS Office Suite; MDA or similar property software advantageous
  • Ability to work independently, manage multiple projects, and deliver under pressure
