Salary: £50000 - £55000/annum professional package

We are looking for an experienced and motivated Architectural Technician to join our established Design Department. Ideally, you will bring at least 5 years of experience with a national housebuilder and a strong understanding of residential design and construction.

Working within a team of seven, you will take full responsibility for your own live development sites from initial concept through to completion. You should have a keen eye for detail, a passion for high-quality architectural design, and a proven ability to deliver innovative, commercially viable housing layouts that support successful planning approvals.

Key Responsibilities

Produce high-quality, design-led sketch layouts that are efficient and commercially viable.

Support land acquisition through the preparation of site viability assessments.

Assist in the preparation and submission of full and reserved matters planning applications.

Appoint and manage external consultants for technical reports and supporting designs.

Coordinate the discharge of planning conditions and Section 106 obligations.

Attend meetings with local authority officers to address and resolve planning issues.

Manage 5 live development sites at varying stages of construction.

Prepare drawing packages for tender, construction, and sales.

Handle NHBC site conditions and order SAP assessments, sound tests, and EPCs.

Produce boundary treatments, deed plans, and material specifications for each development.

Compile house type and site information for digital distribution to sales teams and solicitors.

Appoint external landscape consultants to design plot landscaping and POS/play areas.

Design show home arenas and support the development of sales brochures.

Attend pre-start, legal setup, and on-site meetings with Site Managers, Building Inspectors, and contractors to resolve construction detailing matters.

Collaborate closely with internal departments, including engineering and sales, as well as external stakeholders such as solicitors, customers, and consultants.

Stay informed of current building regulations and upcoming legislative changes affecting the residential housing sector.

Proficiencies and Requirements

Skilled in the production of early-stage viability layouts.

Strong knowledge of national and local planning policies, with experience navigating varying local authority requirements.

Proven ability to manage projects from inception through to site completion.

Confident in preparing and submitting planning applications.

Experienced in working with planning officers, site teams, and customers.

Proficient in the coordination and management of external consultants.

Proficient in AutoCAD LT 2019 (or later).

Clear, concise communicator of technical information with a solid grasp of construction processes and detailing.

In-depth knowledge of Building Regulations and NHBC requirements, from start to CML.
