The role:

As Maintenance Manager, you will be responsible for managing the post-completion phase of our housing projects. You will lead the maintenance and defect resolution processes, ensuring all properties meet regulatory standards and resident expectations. This includes overseeing snagging, managing subcontractor performance, and acting as the primary contact for residents and housing providers during the defects liability period.

Key responsibilities:

* Lead the transition from site completion to occupation, ensuring all documentation and compliance records are accurately completed and submitted.

* Conduct and oversee thorough snagging inspections and quality assurance reviews in line with NHBC standards and internal benchmarks.

* Manage the defect rectification process during the Defects Liability Period (DLP), resolving issues within agreed SLAs and to a high standard.

* Oversee reactive and planned maintenance activities, ensuring safe, timely, and quality delivery of all works.

* Act as the main point of contact for residents, housing officers, and other stakeholders, ensuring a professional and responsive service.

* Prepare and manage scopes of work, risk assessments, and method statements (RAMS), maintaining high standards of health and safety compliance.

* Maintain detailed records of reported issues and completed works.

* Monitor performance against SLAs and KPIs, driving continuous improvement in aftercare services.

* Manage a small in-house Maintenance team and coordinate subcontractor performance.

* Source materials efficiently to ensure timely and cost-effective job completion.

* Develop and manage supplier relationships and negotiate cost-effective procurement for maintenance operations.

* Oversee the release of retentions and ensure contractual obligations are fulfilled.

* Provide regular reports on recurring defects and collaborate with the Quality Assurance and internal departments to improve construction quality and design.

* Assist with compiling documentation for project practical completions.

* Support the development and management of maintenance contracts with local authorities, housing associations, and private clients.

Key skills and experience required:

* Proven experience in a similar maintenance, aftercare, or construction management role, ideally within residential housing.

* Strong understanding of NHBC standards and health & safety regulations.

* Exceptional organisational, communication, and stakeholder management skills.

* Competence in preparing RAMS and managing works documentation.

* Experience managing contractors and a small in-house team.

* Proactive and solution-focused, with excellent attention to detail
