The role:

The Quantity Surveyor plays a key role in tendering and project delivery, overseeing estimating and cost management during pre-construction and post-contract phases. Responsibilities include negotiating with subcontractors, aligning budgets with client objectives, managing contracts and purchase orders, and overseeing the downstream payment cycle. The role requires balancing budgets with project goals, protecting company finances, and ensuring a detailed understanding of contractual obligations.

Key responsibilities:

Tendering & Pricing:

*

Review tender information and technical reports for pricing.

*

Participate in tendering strategy and ensure alignment.

*

Set up pricing documents and estimating forms.

*

Price tenders and prepare submissions for director review.

Project Management:

*

Collaboratively manage preconstruction and construction projects.

*

Set up commercial management templates for successful tenders.

*

Create and update risk registers and close out actions.

Procurement:

*

Lead procurement, create schedules, and place robust orders.

*

Negotiate with subcontractors and suppliers for cost savings.

*

Maintain the Approved Subcontractors Register and manage additions.

Client & Stakeholder Communication:

*

Attend meetings prepared with solutions.

*

Address client queries during preconstruction and delivery phases.

*

Maintain clear communication with departments and stakeholders.

Commercial Responsibilities:

*

Oversee subcontractor payments and valuations.

*

Create commercial reports, including cashflows and accrual forecasts.

*

Manage change control and ensure recovery of additional costs.

*

Monitor project budgets and forecast performance.

Documentation & Compliance:

*

Maintain procurement schedules with accurate weekly updates.

*

Ensure proper management of contracts and amendments.

*

Protect confidentiality of financial, design, and construction information.

Key skills and experience required:

*

3-5 years' experience in Estimating and Quantity Surveying

*

Experience working for a main contractor

*

Experience working within residential contracting remit

*

Commercially Driven

*

Analytical and creative problem-solving ability

*

Stakeholder Management

*

Negotiation Skills
