A well-established main contractor delivering high-quality refurbishment projects across the public sector is seeking an experienced Site Manager with a strong background in internal void refurbishment to join their team on a voids contract based in Southeast London.

The Role

This is a critical role for a detail-oriented and technically capable Site Manager who can oversee all aspects of internal refurbishment works on social housing voids. The successful candidate will lead site operations, ensure quality delivery of all internal packages (e.g. kitchens, bathrooms, flooring, M&E), and maintain immaculate site documentation and compliance records.

Key Responsibilities

Oversee full internal fit out works including kitchens, bathrooms, plastering, carpentry, flooring, and M&E.

Ensure works are delivered to programme, specification, and within budget.

*

Manage subcontractors and direct labour to deliver high-quality outcomes.

*

Maintain up-to-date site records including RAMS, daily diaries, variations, progress reports, and health & safety files.

*

Ensure robust compliance with all building and safety regulations.

*

Liaise with project managers, surveyors, clients, and residents as necessary.

*

Implement modern methods and technologies to improve delivery (e.g. digital snagging tools like SnagR, mobile health & safety apps, laser levels for setting out, or moisture meters for internal fit assessments).

Essential Experience & Skills

*

Proven experience managing internal refurbishment and fit out works on social housing or similar residential schemes.

*

Strong technical knowledge of construction processes and materials, particularly for void property refurbishments.

*

Familiarity with industry regulations and standards (Building Regulations, CDM, NHF SORs etc.).

*

Excellent organisational skills with a methodical approach to site documentation and compliance.

*

Proficient in using digital tools and platforms for reporting and quality assurance.

*

Based in or able to commute to Southeast London.

*

SMSTS, First Aid, CSCS (Black or Gold card desirable)

Asbestos Awareness and Manual Handling
