 Job Description: 

This is a great opportunity for anyone in the Santa Maria area looking for work in Facilities/Maintenance.  This position is Full Time  and temp to hire (with a strong possibility of permanent hire for the right fit), with the hours from 8 am to 5 pm, Monday through Friday.  The pay rate for this position is$14/hr.  If you are qualified and interested, please apply ASAP!


Job duties and responsibilities include, but are not limited to:

  • Complete work orders/resident requests for service as you are assigned
  • Maintain the upkeep of the property by finding and fixing the source of problems by making repairs as necessary, making sure to be in accordance with established policies, procedures, safety standards, and code requirements
  • Perform regular inspections, including pre-move out inspections to prepare vacant lots for leasing and new-move ins
  • Create a “punch list” of maintenance work needed to be done, and schedule vendors and contractors as needed, obtain needed supplies and materials, and complete all maintenance tasks
  • Follow company policy and procedures for obtaining materials and supplies from the company’s maintenance shop by tracking inventory used, returning unused items to their proper location, and notifying the maintenance supervisor about re-ordering needs
  • Prepare and write-up documentation in a timely and accurate manner to ensure service requests are properly documented and tracked
  • Assist in maintaining the property, including the common areas, grounds, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed
  • Support cost-cutting/expense control programs by fixing rather than replacing parts when possible
  • Periodically inspect work performed by vendors, contractors, and other service providers to verify the work/materials/services meet quality standards
  • Attend and participate in routine safety meetings, complete required OSHA training, follow all safety related laws and requirements, report accidents and incidents promptly and accurately, and ensure you are following the company’s safety and risk management policies
  • Answer resident questions, making sure to respond sensitively to complaints about maintenance services, and complete assigned work orders
  • Assist management/other team members in routine property inspections to identify safety and risk management concerns, to keep the property in good repair, and to communicate concerns about the physical needs of the property to management
  • Make sure to follow all established policies/procedures, practice proper safety techniques, and immediately report any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries/accidents, or other safety issues
  • Identify areas that could use improvement and offer suggestions to improve these areas
  • Keep up with current changes in technology, processes and standards, and attend training classes and/or research techniques in order to keep the company up to date in the industry
  • Other duties as assigned

Skills and Qualifications:

  • EPA Certification Type I and II or Universal for refrigerant recycling (Required)
  • Must have all certifications required by State and Local jurisdictions
  • Must provide own hand tools unless prohibited by law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices
  • Strong problem solving abilities to help define and correct problems
  • Experience in customer services
  • Ability to properly communicate through both oral and written communication and the ability to read
  • Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • Ability to work inside and outside in all weather conditions
  • Ability to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently, and 50 pounds with assistance
  • Ability to travel in order to maintain company properties as needed, attend training classes, attend business meetings, and for any other situations that may arise relating to the responsibilities of this position
  • Ability to work a flexible schedule, including taking class during evenings, weekends, and holidays
