Facilities Minor Works Manager

Foster + Partners

London

Foster + Partners is one of the most innovative and internationally recognised architecture and design practices in the world. Our London campus supports over 2,000 designers, engineers, technologists and specialists across a series of interconnected buildings, workshops and creative spaces. It is a uniquely complex and dynamic environment — a place where world-class architecture is conceived, developed and delivered. Behind this campus sits a highly skilled Facilities team that ensures our spaces operate with the same precision, care and design excellence that define the practice's work.

We are now seeking a Facilities Minor Works Manager to join the London Facilities team, playing a key role in shaping and enhancing the built environment that supports the practice globally.

The Opportunity

This role sits at the heart of the practice's operational landscape — managing a steady portfolio of minor projects that improve building fabric, Mechanical, Electrical and Plumbing (MEP) systems, workplace environments and infrastructure across the Foster + Partners campus. You will take responsibility for projects from early scoping and specification through to tendering, contractor management, installation, testing and final handover. Each project demands a meticulous, safety-led and quality-focused approach, ensuring the campus performs to the highest possible standard at all times.

Working closely with the Facilities Maintenance Manager, you will help deliver a continuous programme of upgrades and enhancements across multiple buildings, supporting the architectural, technical and cultural ambitions of the practice.

What You'll Lead

* Oversee multiple minor works projects across the multi-building Foster + Partners campus, ensuring safe, efficient and high-quality delivery.

* Prepare technical specifications, tender packages and contract documentation; evaluate submissions and manage procurement activities.

* Supervise contractors and consultants during design, installation, testing, commissioning and handover — including occasional out-of-hours work.

* Review contractor documentation, including O&M manuals, as-built drawings and health & safety records.

* Validate quotations and contractor claims, ensuring accurate work certification and strong commercial oversight.

* Support risk and change management processes to maintain programme, cost and compliance integrity.

* Coordinate closely with internal teams to ensure clear communication, smooth delivery and minimal operational disruption.

* Work with the Health & Safety team to assess risk/method statements and issue permits to work as required.

* Provide recommendations for CapEx planning relating to building fabric and MEP upgrades or modifications.

* Engage with the CAFM system to raise work orders and follow internal Facilities procedures.

* Contribute to continuous improvement and service excellence across the Facilities function.

What You Bring

* Demonstrable experience delivering minor works projects within facilities management, construction or building services environments.

* Strong understanding of building fabric, MEP systems, technical compliance and contractor supervision.

* Excellent organisational, communication and stakeholder management skills.

* A proactive, self-motivated approach with the ability to prioritise and work independently.

* Calm, collaborative and solutions-focused attitude, essential in a fast-paced creative and technical environment.

* Ability to build strong working relationships at all levels and manage competing demands effectively.

* Eligibility to work in the UK.

Why Join Foster + Partners
