Job Title: Contracts Manager - Planned Maintenance (Social Housing)

We are seeking a highly motivated and experienced Contracts Manager to oversee the delivery of a large-scale planned maintenance contract within the social housing sector in Lewisham. This is a fantastic opportunity for a confident leader with a strong background in housing maintenance, team management, and commercial delivery.
Managing £10-£20m worth of planned maintenance schemes that will include both internal and external works such as k&bs, windows, doors, cladding, roofing, retrofit and decarbonsation.

What You'll Be Doing:
- Managing the end-to-end delivery of planned maintenance programmes across social housing stock
- Leading and developing direct labour teams and supply chain partners
- Monitoring performance KPIs, budgets, and project timelines to ensure value for money and tenant satisfaction
- Overseeing procurement processes and negotiating subcontractor packages
- Collaborating with commercial, operational, and compliance teams to deliver contractual outcomes
- Driving service improvements, innovation, and cost efficiencies
- Building and maintaining strong relationships with clients and stakeholders, particularly within housing associations or local authorities
- Ensuring full compliance with health and safety regulations, CDM, and housing standards
What We're Looking For:
- Minimum 5 years' experience managing planned maintenance in the social housing sector
- In-depth understanding of housing standards, tenant communication, and compliance frameworks
- Proven track record in managing operational teams, subcontractors, and client relationships
- Strong commercial acumen and ability to assess, report on, and act upon performance data
- Excellent communication, leadership, and negotiation skills
- Proficiency in MS Excel and Microsoft Project
- Full UK driving licence
Qualifications:
- SMSTS (Site Management Safety Training Scheme) - Essential
