Job Description Job : 1046968 Position: Loan Processor Contract Type: 3 month Contract-to-Hire; However, Apex cannot guarantee the duration of this contract. Location: St. Petersburg, FL Primary Duties and Responsibilities (details of the basic job functions): Review all information submitted on a residential mortgage loan application and gather missing information to complete the loan submission process. Initiate and maintain contact with clients and Home Loan Originator throughout the processing period. Ensure that all documentation is complete and meet all requirements. Calculate debt-to income and loan-to-value ratios and assemble a completely documented loan file for submission to underwriting within established timeframes. Submit loan through a desktop underwriting system (secondary market loan). Meet all conditions required by the automated loan origination system and/or the home loan underwriter. Prepare required loan disclosures in accordance with regulatory requirements. Review underwriting conditions as they are received to ensure documentation meets secondary market loan requirements. Work with mortgage loan officer to establish closing dates and meet standards for closing percentages of loans processed. Perform final review of completed applications packages and prepare files for approval. Alert underwriter to produce Decline/Withdrawal letters and assist underwriting with reason(s) for action. Maintain necessary records to ensure compliance with HMDA reporting requirements and follow-up with title companies for receipt of recorded documents. Close loans following company, investor, federal and state requirements. II. Required Qualifications (these are the minimum requirements to qualify) Education (include minimum education and any licensing/certifications):
• High School Diploma or equivalent Experience:
• Experience in/with residential mortgage lending of first mortgages sold on the secondary market in a Processor, Closer/Funder or Post Closer capacity Processing conventional, FHA, VA and/or USDA loans in a Processor, Closer/Funder or Post Closer capacity
• Processing second mortgages and home equity lines of credit in a Processor, Closer/Funder or Post Closer capacity
• Working with and analyze pipeline reports to prioritize pipeline workflow ensuring timely completion of files
• Working with math concepts including fractions, ratios, statistics, etc.
• Processing "in-house" first and second mortgage loans as well as HELOC's in a Processor, Closer/Funder or Post Closer capacity
• Working with underwriters and borrowers for resolution of underwriting issues
• Working with secondary market investors to ensure the timely purchase of loans that are sold
• Demonstrating sound understanding of General Ledger entries and account balancing
• Analyzing mortgage loan credit package (income, assets, credit and collateral) Knowledge and Skills: Knowledge of:
• Mortgage loan products, services, pricing, tax and regulatory issues
• Mortgage loan processing and closing procedures
• FCRA, ECOA, HMDA, REG Z as well as other state and federal consumer/lender regulations regarding the extension of credit
