Overview
The postholder will provide an excellent and professional housing maintenance service and be responsible for the specification, issue, and supervision and monitoring of repairs related building maintenance.

The postholder will ensure the effective management and delivery of compliance related repairs to ensure they meet legislative and statutory requirements; to maximise efficiencies, are affordable and matches the client's quality standards.

Responsibilities

* Defining a clear scope of work and specification for works, including carrying out any pre-inspections required to establish and specify the full scope of work.

* Where necessary, ensure the effective management of specialist surveys required to maintain or assess the condition of properties, identify, and ensure the procurement of specialist minor works, enabling work contracts required to repair or maintain properties.

* Provide photographic evidence to the legal team before, during and upon completion of works.

* Undertake quality inspections of compliance repairs including EHO and disrepair cases, as they are undertaken or post completion to ensure works are completed within the specified timescales to the quality required and that the works deliver value for money.

* Take a proactive approach to the identification of preventative repairs and maintenance to maintain the client's assets and ensuring that the customer's home is respected at all times.

* Review invoices and requests for payment from contractors, challenge and resolve submissions where required.

* Maintain records and update asset information and produce performance and management information to support the delivery of the service and to analyse trends.

* Ensure that contractors meet standards for customer service and take a proactive approach to resolve customer complaints and enquires.

* Work with our legal representatives to mitigate the Company's losses and exposure to risk.

* In line with policies and procedures, where required, ensure that asbestos risks are effectively managed, carry out or arrange surveys to identify asbestos, the safe removal including monitoring, and ensure that Contractors employed to undertake work do so in accordance with all relevant legislation and best practice.

* Support the effective management of repairs and maintenance contracts setting and delivering performance standards, the pro-active monitoring of progress, the effective resolution of issues, that ensuring work is undertaken in a safe manner with minimal disruption and the delivery of value for customers.

* Support the effective management and administration of contracts to ensure that they deliver maximum value for money, risks to BDTP are minimised, and a collaborative approach to delivery is established with Contractors.

* Working closely with the Planning team in relation to planned and cyclical maintenance to ensure that a whole life approach focus on planned maintenance is developed for the Clients housing stock.

* Monitor works in relation with structural, insurance schemes and disrepair

* Ensuring value for money for delivery of the responsive repairs service

* Carry out expert witness services related to housing disrepair.

Requirements:

* HNC (or Equivalent) in Building and Maintenance

* Member of a professional construction industry body e.g. RICS, CIOB.

* A recognised degree level qualification in Building Surveying (RICS or CIOB)

* MRICS or FRICS Chartered Surveyor
