Project Manager – Capital WorksRole Overview

To mobilise and implement a new contract and contractor to deliver Capital Investment Works across properties in East Sussex.

This role is responsible for leading the timely and cost-effective delivery of capital works programmes, ensuring statutory compliance, health & safety adherence, and high levels of resident satisfaction.

Key Responsibilities
  • Lead the mobilisation and planning of new contracts to deliver capital works projects across the housing portfolio.
  • Manage projects from initial property surveys and specification writing through to tendering, contractor appointment, delivery, and final account reconciliation.
  • Ensure all projects meet agreed quality standards, budget requirements, programme timelines, and health & safety regulations.
  • Monitor budgets and cashflows, reporting progress against KPIs and financial targets.
  • Coordinate Section 20 consultation notices and statutory requirements.
  • Oversee contractor performance, handovers, and defects management.
  • Maintain clear, proactive communication with residents and key stakeholders.
  • Drive continuous improvement and contribute to investment planning.
  • Provide technical and regulatory advice to colleagues.
  • Mentor or provide cover for fellow Project Managers where required.
Location & Working Arrangement

Based in Hastings, covering the East Sussex area, with hybrid working arrangements including office, site visits, and home working.

Temporary position. A valid driving licence and access to a vehicle are essential.

Person Specification
  • Minimum HNC/HND/MCIOB qualification or equivalent relevant experience.
  • Significant experience in contract management and administration (e.g., JCT/NHF/TAC contracts).
  • Strong background in property maintenance, diagnosing defects, and specifying remedial works.
  • Proven experience delivering capital investment or planned works programmes.
  • Strong financial management and stakeholder engagement skills.
