SMT is growing and we're looking for a Development Manager to deliver exceptional new-build projects-starting with Westbury Fields, a vibrant development combining residential accommodation and commercial facilities with older people at the heart. As our Development Project Manager, you'll deliver major development projects from inception to completion, you will oversee projects up to £50m. What You'll Be Doing

  • Delivering major development projects from site identification and acquisition through to occupation, ensuring strategic alignment and financial viability
  • Managing comprehensive project lifecycles across all RIBA stages, coordinating budgets, timelines, and quality standards for schemes up to £50m
  • Building and maintaining strong relationships with internal teams, consultants, contractors, regulatory bodies and key stakeholders to ensure collaborative project delivery
  • Ensuring full compliance with planning regulations, building standards, health & safety, and environmental requirements
  • Preparing business cases, development appraisals, monthly reports, and risk assessments whilst presenting confidently to executive stakeholders
  • Driving commercial strategies and managing budgets to keep projects on track, on time, and within financial targets

What You'll Bring

Essential:

  • MRICS or equivalent building-related qualification, supported by significant project management experience managing major development projects from inception to completion
  • Proven ability to manage construction projects with values up to £50m with comprehensive understanding of all construction disciplines and RIBA stages
  • Demonstrated experience in contract administration of JCT and NEC contracts, including procurement and negotiation
  • Strong knowledge of UK planning regulations, building standards, and health & safety compliance
  • Ability to create and manage project timelines and critical paths, proactively identifying risks and implementing mitigation strategies
  • Excellence in preparing business cases, development appraisals, and project reports with confidence presenting at executive board level
  • Outstanding leadership, communication, and interpersonal skills with ability to build strong stakeholder relationships and manage diverse teams
  • Track record of managing multiple complex construction projects simultaneously whilst maintaining quality and meeting deadlines
  • Proven experience in cost management, including budget planning, monitoring, and reporting for large-scale development projects. A strong commercial awareness to identify value engineering opportunities and negotiate effectively with contractors and suppliers.

Desirable:

  • Understanding of residential developments and the care sector
  • Experience in land acquisition, negotiating property purchases, and liaising with land surveyors and legal advisors
  • Background in engaging with local authorities, planning consultants, and community stakeholders
  • Familiarity with project management software and development appraisal tools
  • Knowledge of alternative procurement routes and contract strategies

The role

As an Administrator, the role involves providing administrative support to the services, including activities relating to finances, residents, colleagues, reception and general support to the wider management team. A working knowledge of Microsoft Office, including Word, Outlook and Excel, Access (or other databases) is essential.
