Purchasing And Estimating Manager

Job Description

Work Schedule: 80 hours total in two week period. Hours to be worked Monday- Friday between the hours of 7:00a-6:00pm. Can be scheduled to have one day off every other week.

Position Summary

Acts as a point of contact for the Purchasing and Estimating Team through communication with the Design and Operations Manager, the Vice President of Preconstruction, construction and accounting on specific job related tasks.

Responsible for the logistics and coordination associated with the Estimating and Purchasing Team. Including but not limited to assisting in the development, creation and maintenance of master files and overseeing the purchasing process including pricing and rebate negotiations and trade and vendor relations.

Essential Functions

  1. Estimating Functions

    Oversees and assists with the creation, management and maintenance of master estimating files and assemblies; consults and collaborates with Vice President of Preconstruction to determine how estimating masters are created, changed and managed; remains knowledgeable on different plan options offered; assists with plan takeoffs needed to create master estimates and assemblies.


    Oversees and assists with updating, managing and maintaining items in database; reviews price requests from Sales; oversees creation, management and maintenance of new Purchase Orders and new Purchase Order releases.


  2. Trade and Supplier Relations Functions

    Helps to establishes contact with new suppliers and trades; manages relationships with suppliers and trades including: recruitment, setting expectations, establishing pricing, and performing required maintenance; coordinates with Construction and Preconstruction to establish scope of work and specification requirements for suppliers and trades; communicates with various departments on escalated or reoccurring supplier or trade concerns and addresses in an appropriate and timely manner; coordinates Quality Assurance (QA) walks with certain suppliers; meets suppliers at site and completes walks with them; follows up on QA reports to ensure they are being completed and returned timely.


  3. Product Offering Functions

    Assists in researching new products; works with other departments on product training and informational sessions; updates and maintains the Included and Optional Feature Book; responsible for keeping showrooms and model homes supplied and updated with product offerings and selections.


  4. Negotiation and Pricing Functions

    Negotiates pricing with suppliers and trades; works with Estimating and Construction to structure and set up pricing in the system; maintains pricing in the database; updates, manages and maintains suppliers and defaults in software; works on price comparisons; identifies correct pricing for items with missing prices in software; works with Accounting to resolve pricing discrepancies; negotiates any Builder Programs including: rebates, Model Home discounts, and quality walks.


  5. Other Functions

    Communicates with others in Preconstruction Department, Manager and Vice President of Preconstruction on relevant information or developments for all current projects; attends necessary meetings and provides requested information or reports in a timely manner; has reliable and consistent attendance; performs other duties as assigned.
