We are looking for a Surveyor to join our client (offices in Penge and Bexley)

Salary: £60,000 region
Contract: Full-time, permanent
Working Hours: 35 hours per week
Location: Agile / hybrid working (office-based and site visits required)
Annual Leave: 25 days plus public holidays, plus 2 additional days at Christmas (increasing with service)

We are a successful, community-based registered provider of social housing managing approximately 700 homes. Our portfolio includes homes we own directly and homes managed in partnership with a local authority. We are passionate about working collaboratively with our residents and making a positive difference within our communities.
We are seeking an experienced Surveyor with strong technical knowledge and a customer-focused approach to join our team. This role is central to maintaining and improving our housing stock while ensuring compliance with legislative and regulatory requirements.
Working within a small, friendly and committed team, you will have the opportunity to be involved in all key areas of asset management including major repairs, planned works, stock condition surveys and compliance. A key focus of the role will be managing damp, condensation and mould (DCM) cases and ensuring residents receive a responsive and effective service.
This is an excellent opportunity for someone who enjoys working in a smaller organisation, where you can gain a broad understanding of the business and make a real impact on both services and residents.

Key Responsibilities

Conduct detailed property inspections and surveys
Support the delivery of planned, cyclical and major repair programmes
Prepare specifications, obtain quotations and oversee works on site
Manage cases relating to damp, condensation and mould
Undertake surveys and reports relating to disrepair cases
Support void property inspections and specification of works
Maintain and update stock condition survey data
Work closely with contractors and colleagues to ensure high-quality service delivery
Ensure compliance with housing, health and safety and regulatory requirementsAbout You
The successful candidate will combine technical surveying expertise with a strong customer focus and the ability to build positive relationships with residents, contractors and colleagues.
You will have:

Proven experience in property surveying, maintenance or a related field
Strong knowledge of damp, mould and condensation management
Experience conducting and recording detailed property surveys
Knowledge of procurement processes and tendering major works
Excellent communication and relationship-building skills
Strong organisational and problem-solving abilities
The ability to work independently and manage a varied workloadExperience in the social housing sector and professional membership (e.g. RICS, CIOB) would be advantageous but is not essential.
