One of my local government clients is seeking an organised and proactive Lettings Officer (Garages) to join the Garages Team within the Operations Group of Homeownership Services. The successful candidate will be responsible for letting and managing over 7,000 garage units, car parks, and storage spaces across the borough, helping to reduce voids and maximise rental income.

This is a site-based role with no hybrid working - you'll be based out of the council's offices at 160 Tooley Street, with regular site visits across the borough.

Key Responsibilities:

Manage the letting process for council-owned garages, underground parking, and barrow stores, ensuring units are filled quickly and effectively.

*

Maintain and update the waiting list for both council tenants and private applicants, ensuring fairness and compliance with the council's lettings policy.

*

Conduct site inspections and void checks to ensure units are ready for occupation and free from disrepair or anti-social use.

*

Liaise closely with the Repairs and Contracts Officers to monitor voids and ensure timely turnaround and refurbishment of units.

*

Promote garages in low-demand or hard-to-let areas, including supporting marketing and outreach initiatives.

*

Undertake sign-ups, collecting documentation, verifying identities, and securing initial payments from new licensees.

*

Ensure compliance with all Health & Safety and Fire Risk Assessment requirements across the garage estate.

*

Investigate and enforce against misuse or breaches of garage licenses, including preparing enforcement actions where needed.

*

Act as the first point of contact for new and existing licensees, providing advice on terms, conditions, and rental charges.

*

Support the rollout and adoption of the council's online customer portal (MySouthwark) to modernise resident engagement.

Essential Skills & Experience:

*

Experience in lettings, estate management, housing services or similar front-line operations.

*

Excellent organisational and administrative skills, with the ability to manage competing priorities.

*

Confident in conducting property inspections, dealing with voids and enforcing license conditions.

*

Strong understanding of customer service, including face-to-face engagement and complaint resolution.

*

Able to interpret and apply lettings policies, housing regulations, and data protection (GDPR) standards.

*

Comfortable working independently across multiple sites and maintaining accurate records.

*

Basic knowledge of income management, including processing payments and promoting direct debit use.

*

Competent IT user with a willingness to encourage digital uptake among residents.

Preferred Attributes:

*

Knowledge of the London housing or garages letting market.

*

Experience working within a local authority or housing association.

*

Awareness of fire safety, Health and Safety regulations, and lone working protocols.

*

Understanding of the importance of reducing void loss and generating income through property management.
