We are looking for an experienced and driven Communal Repairs Technical Officer to manage and coordinate communal repairs across housing stock. This is a key role that ensures the effective upkeep of shared areas, including entrances, corridors, stairwells, lighting, and external grounds.

Key Responsibilities:

* Oversee and inspect communal areas to identify required repairs and maintenance.

* Raise and manage repair orders with internal teams and external contractors.

* Monitor contractor performance, ensuring works are completed on time, within budget, and to agreed standards.

* Investigate and respond to complaints and queries related to communal repairs.

* Work closely with Housing Officers, Compliance teams, and residents to address recurring issues.

* Maintain accurate records, including inspection reports, contractor communications, and cost tracking.

* Support health and safety compliance and risk assessments across communal areas.

* Contribute to planning and delivering cyclical maintenance programs.

Essential Requirements:

* Experience in property maintenance or housing repairs, particularly in communal or shared environments.

* Strong technical knowledge of building fabric, electrical systems, and relevant repair techniques.

* Ability to manage multiple contractors and monitor service-level agreements (SLAs).

* Excellent communication and interpersonal skills, especially when dealing with residents.

* Good IT skills, including use of housing or asset management systems.

* Knowledge of health and safety standards and housing legislation.

Desirable:

* Qualification in building studies, property maintenance, or related technical field.

* Experience working in social housing or local government settings.

* Familiarity with compliance frameworks such as fire safety, legionella, or asbestos.
