Working 14 of 28 days – 3 days & 3 nights on / off 6 days

7am-7pm or 7pm-7am (Rota Basis)

Or

Split Shift - Maintenance Operator

4 on/4 off

6am-2.30pm or 12.30pm-9pm (Rota Basis)

Reporting to: Engineering Supervisor/ Building Services Manager

Job Summary

To undertake prescribed maintenance tasks as directed by the Engineering Supervisor.

The post holder will work with a small team of maintenance staff on a rotating day shift rota. Weekend working will be required on a roster basis. They will carry out planned maintenance tasks and varied unscheduled work and Tenant services in a busy environment.

Main Responsibilities

1.To identify and diagnose faults and to carry out repairs, adjustments and other maintenance works as appropriate.

2.To carry out the required routine servicing, repair or adjustment of plant or machinery in accordance with the planned maintenance schedule as tasked by the Building Control Coordinator.

3.To adopt a flexible approach in respect of other skills or trades to ensure the most cost effective completion of all tasks.

4.To undertake other skilled tasks in which competence has been demonstrated.

5.To monitor plant as tasked and to record data using the supplied documentation.

6.To achieve the highest possible standard of plant and equipment efficient by ensuring that each task is carried out in accordance with the set requirements and instructions.

7.To assist in ensuring that all working areas are kept clean and tidy and all refuse and waste materials are removed as appropriate .

8.To be thoroughly familiar and comply with the Company’s “Health & Safety” policy and procedures and to immediately report any hazards or infringements to either the Builder Services Manager or Engineering Supervisor.

9.To action and complete time/task sheets on a daily basis in accordance with agreed procedures.

10.To undertake other reasonable duties as requested by the Building Services Manager or Engineer Supervisor.

Environmental responsibilities

Al staff are required to follow the Company Environmental Policies for minimisation of waste and effective energy management as defined in the CWG Environmental Manual and associated documents.

Quality Management Responsibilities

All staff are required to comply with Company Quality Management System requirements detailed within the Company Quality Manual & Policies, and to ensure that all Produce, Plans and Forms within infoBase are effectively implemented to meet the set ISO 9001: 2008 Quality Management Standard.

Person Specification

1.To have an enthusiastic and positive attitude.

2.The post holder is required to be tidy and presentable at all times.

3.Be able to work as a team member and to communication effectively at all levels.

4.To be customer focused and diplomatic in their approach.

5.Able to make decisions to the benefit of the business.

6.Although full training will be given and all safety equipment supplied it may be essential (for some Maintenance Operator posts) that applicants are able to work at heights outdoors.

7.The incumbent must have an appreciation of the importance of customer service and how this is applied in the context of the Company.

Technical Requirements

1.Full time apprenticeship in an electrical or Building Service HVAS discipline complete with City & Guilds 236 part 1 & 2 certification. Mechanical apprenticeship would be acceptable with relevant electrical experience.

2.Previous experience working in a modern building services maintenance environment, and able to demonstrate basic understanding of HVAS and building services.

3.It would be highly desirable for the candidates to have completed the requirements for Electrical Installation (BS7671: 2008) IEE Wiring regulations 17th edition through an approved course.
