Job Title: Building Services Manager (Electrical Bias - Preconstruction)
Location: Exeter (Projects across the South West)

An established main contractor with a strong pipeline of work across the South West is looking to appoint an electrically biased Building Services Manager to strengthen their preconstruction team, supporting projects in and around Exeter.

This is an excellent opportunity for an experienced M&E professional with a strong preconstruction focus who enjoys influencing design, working closely with estimating teams and supply chain partners, and ensuring technically robust, cost-effective building services solutions before projects move to site.

The Role

* Working closely with the Head of Building Services, you will take a leading role in managing the MEP design and technical appraisal process from tender stage through to project handover.

* You will collaborate with preconstruction, design and operational teams, providing technical leadership across multiple schemes and ensuring coordinated, compliant, and commercially viable MEP solutions.

* Although the role is predominantly preconstruction-focused, you will also support delivery teams during construction phases where required.

Key Responsibilities

* Lead the technical review and appraisal of M&E tender documentation.

* Manage the qualitative, technical and commercial assessment of services tenders alongside the wider preconstruction team.

* Carry out Building Services design gap analysis and propose practical solutions.

* Identify value engineering opportunities and equivalent technical solutions for inclusion within bids.

* Work closely with estimating teams and MEP supply chain partners during the tender process.

* Maintain and develop strong relationships with key subcontractors and consultants.

* Ensure all services designs comply with relevant legislation, regulations and project specifications.

* Coordinate MEP input with Design Managers and wider project teams to achieve fully integrated building services solutions.

* Attend tender meetings, mid-tender reviews and adjudications.

* Support operational teams during the construction phase where required.

* Undertake site visits across the South West to review installation quality and compliance.

* Assist in overseeing commissioning activities and system sign-off where necessary.

About You

* Electrically biased Building Services / M&E professional with strong preconstruction experience.

* Experience working within pre construction / electrical design

* Able to review technical documentation and develop practical design and delivery strategies.

* Commercially aware with the ability to balance cost, programme and quality objectives.

* Confident communicator with experience managing consultants and supply chain partners.

* Comfortable working across multiple projects simultaneously.
