Job Description

Leasing Coordinator / Leasing Agent (Located in Long Island City, 15 min. from Midtown Manhattan)

 

MUST HAVE EXPERIENCE IN RESIDENTIAL LEASING (REVIEWING LEASES, CALCULATING RATES/INCREASES/LOW INCOME UNITS ETC.)

· Receive/process rental application through on-site our credit reporting agency; on-site applications are done on line and reviewed/approved here in our office.

· Negotiate lease terms with the brokers and or the applicant

· Discuss w/ owner the rent to be charged for all new leases

· Provide comps for the area and the building

· Collect the initial rent and security deposits at lease signing

· Renew fair market leases with ownership approval on new rent

· File yearly rent registrations

· Answer PAR if required

· Maintain residential files

· Work closely with owners in reference to request for rent reductions and changes in tenancy

· Maintain working relationship with all building supers and staff to ensure apartments are prepared for move in

· File high rent vacancy and income deregulation w/ DHCR

 

· Have knowledge of current market conditions

· Understand regulations re Section 8

· Inspect vacant units where needed and assist with recommendations on renovations

 

Must be/have

· Must be proficient in MS Office,

· Strong administrative/operational skills, strong customer/client services,

· High attention to detail,

· Possess strong analytical and communication skills

· Ability to work with little supervision

· Knows when/how to seek assistance when needed

· Ability to work with a team and work well with others/other departments

· Dependable and highly motivated
