EA Associates are recruiting on behalf of a property services contractor for a Regional Commercial Manager, and to be based out of their Royston (Hertfordshire) office. You will be working for a £250m turnover business that is growing year on year, and offering industry leading benefits.

Role Overview:

The core responsibility of the Regional Commercial Manager is to ensure that all commercial aspects of the delivery of works within the region are managed and controlled. Also ensuring that the commercial strategy is delivered in accordance with national and territory requirements to ensure profitability, through sustainable growth whilst promoting the values of the company at all opportunities.

Requirements:

Proven understanding / experience of the various commercial elements relating to the profitability and reduction of commercial risk within a construction business. Good knowledge of contractual matters and ability to represent the company on disputes and negotiate with clients and suppliers as required. Analytical skills to enable effective problem solving and improve performance. Good management skills and sound financial reporting experience.

* Property services / social housing / maintenance background is desirable

* Construction sector academic qualification

* CMI L5 Certificate Management & Leadership

* Full UK Driving licence is required

* Strong commercial and financial understanding, operational delivery knowledge and proven experience managing a variety of construction contracts

Responsibilities:

Reporting and Documentation:

* Prepare comprehensive reports, presentations, and documentation summarising surveying findings, analyses, and recommendations

* Support the branch network in the production of reports and attend monthly Portfolio Review Meetings.

* Ensure accurate and timely reporting to stakeholders, including clients, management, and regulatory authorities.

* Review monthly CVR submissions with key staff.

* Identification of areas to be reviewed, improved and implementation of improvement plans giving rise to commercial risk as required to maximise profitable delivery.

* Support the branch network in the production of the Forward Work Plan reporting against the business targets inclusive of risk and opportunity schedules.

Team Leadership and Development / Management of Commercial Team:

* Support the recruitment, induction, development, and performance management of commercial staff.

* Provide leadership and guidance to surveying teams, including assigning tasks and fostering a collaborative working environment.

* Mentor junior surveyors and provide training opportunities to support their growth and advancement.

* Liaise with Regional Managers and Branch Managers on the necessary contract practices in order to assist in improving commercial performance and mitigate all risks.

* Ensure the commercial strategy is delivered in accordance with the business requirements led by the Central Commercial Team.

* Identify and develop improvement to commercial practices within the business.

Valuation and Cash Collection:

* Ensure that all applications for payments are issued accurately and on time.

* Manage cash collection, protecting the company's financial performance, cash flow and debt.

* Manage invoicing disciplines within branch network to achieve debtor day targets.

* Develop payment schedules to manage cashflow in line with the company targets.

Regional Growth:

* Develop and maintain strong relationships with clients to help retain existing contracts and lead to new opportunities with these clients.

* To serve as the primary point of contact for larger or national clients, ensuring timely and professional communication.

* Assist with larger bid submissions for the region, co-ordinate surveyors incl. site measures and material costings, ensure all commercial risk of the bid has been considered.

* Review all commercial elements of the bid prior to submission and take part in the pre-submission meeting which will agree the essential elements of bids.

* Co-ordinate and monitor quotations at branch level to ensure submissions are commercially viable and represent competitive bids.

* Communication with central/regional commercial and estimating function to ensure correct commercial decisions are taken within the branch network, contribute to pre-tender submissions and define tender priority.

* Work with Regional and National teams to ensure all core services can be delivered across the branch network within your region: this should include Painting, Roofing, Flooring, Passive and Fire Protection, Multi-Disciplinary Fabric Upgrades, Retrofit and Energy Services and Response Maintenance.

* Work with Regional and National teams to ensure contracts with a high proportion of self-delivery remain a priority, to ensure our competitive edge and growth in line with strategy. And being the lead on agreeing price increases for major clients and large projects.

* Ensure that company policy and best practices are applied to onboarding, letting and administration of Subcontractor and suppliers accounts
