As the Disrepair Surveyor will provide specialist technical surveying expertise and guidance on disrepair claims and be responsible for the overall delivery of works to time and budget. The post holder will offer excellent customer service to tenants and leaseholders who are in the disrepair process, ensuring properties are maintained or returned to an agreed standard and quality.

Description

The key responsibilities of the Disrepair Surveyor will be:

Use specialist professional expertise and knowledge to provide a building pathology assessment of defects to specify and rectify faults, and, where appropriate, reduce the HA's liability to legal claims through implementation of risk management and assessment.

Lead on the provision of specialist advice and the selection, appointment, retention and fees for specialist contractors e.g. damp and structural experts, environmental health officers and structural engineers. Monitor their performance in the production of effective surveying reports as specified in the relevant disrepair legislation.

Manage and monitor delivery of in-house and external repairs and maintenance works to ensure compliance to HA's requirements and an improved disrepair service, including taking action for poor performance under the contract:

Instruct and direct contractors and in-house repairs teams, providing guidance when necessary

Procure contractors for the supply of services (specialist and general )

Manage the legal repair maintenance budget, ensuring that overall expenditure is within agreed limits.

Make recommendations on changes or developments as required

Deliver professional surveys, prepare schedules, specifications and tender reports with effective financial appraisals, providing recommendations on any contract specification documents to reflect enhancements to the service.

To accompany building operatives and contract management staff to site where appropriate, undertake visits to tenants' homes. Profile

The successful Disrepair Surveyor will have experience in:

To inform, advise and respond to residents and colleagues as individuals as well as through representation at Committees and other public forums, building a close working relationship with your Area Panel.

To take a proactive role, taking personal ownership and responsibility for the delivery of excellent customer services within your area; working closely with Housing and Asset Management colleagues in particular, to provide a seamless service.
