Contract Manager / Maintenance Manager - Annual Salary: £50,000–£55,000 plus package

We are seeking a Contract Manager / Maintenance Manager to join a leading M&E maintenance contractor. This role is crucial in supporting social housing projects across London. The successful candidate will oversee both planned and reactive maintenance contracts, focusing on a variety of works including Access Control, Security, CCTV, Control Warden, Fire, and Electrical works.
Day-to-day of the role: - Oversee the planning, scheduling, and delivery of maintenance works.
- Liaise with clients to produce schedules of works and cost quotations.
- Manage and monitor the performance of specialist contractors and direct labour to ensure high standards and compliance with contractual obligations.
- Update programme works and prepare performance and current status reports.
- Manage health and safety risks associated with subcontractors, specialist contractors, and direct labour.
- Prepare risk assessments and method statements.
- Manage financial budgets, complete financial variations, and handle applications for payments.
Required Skills & Qualifications: - HNC/BSc in Construction Management or a related field.
- Proven experience within the Access Control/CCTV sector.
- Strong ability to plan and prepare annual programmes of works.
- Proficiency in designing performance reports and charts.
- Asbestos Awareness training and capability to manage Health & Safety risks.
- Experience in carrying out Health and Safety Risk Assessments.
- Experience in producing Method Statements and delivering toolbox talks.
- Knowledge of SFG20, PPM, and Statutory compliance.
- Quantity surveying experience, including producing estimates for schedule of rates contracts.
