Overview
We are recruiting for a dynamic and experienced Director of Facilities & Maintenance to join a leading residential property provider. This is a key leadership role responsible for overseeing the delivery of all maintenance, compliance, and building operations across a diverse residential portfolio – ensuring a safe, efficient, and high-quality living environment for residents.
This role will lead on health & safety compliance, energy efficiency, mechanical systems (including HVAC, steam room/sauna facilities), contractor management, and planned/reactive maintenance.
Key Responsibilities
- Provide strategic leadership across all hard and soft facilities services, ensuring a consistent, high-performing maintenance function.
- Oversee compliance with all statutory and regulatory responsibilities including health & safety, fire, water, gas, and electrical safety.
- Lead on energy management strategy, driving efficiency and sustainability initiatives across the estate.
- Manage contracts and service agreements for external contractors and suppliers – ensuring best value, service standards, and accountability.
- Oversee the maintenance and servicing of HVAC systems, steam rooms, and sauna facilities, ensuring all M&E systems operate safely and efficiently.
- Deliver a proactive planned preventative maintenance (PPM) programme across the portfolio.
- Respond quickly and effectively to emergency maintenance issues or critical incidents.
- Manage, mentor and develop an in-house and outsourced team of maintenance professionals.
- Monitor facilities-related budgets, ensuring cost control and reporting accuracy.
- Maintain excellent working relationships with internal stakeholders, site teams, and residents.
Skills & Experience Required
- Proven experience in a senior-level facilities or maintenance role, ideally within the residential sector.
- Strong technical knowledge across M&E systems, including HVAC, BMS, and leisure facilities (e.g. sauna/steam).
- Excellent understanding of health & safety legislation, risk management and compliance frameworks.
- Experience in managing energy consumption and sustainability initiatives.
- Confident in managing contracts, service level agreements, and contractor performance.
- Strong leadership and people management skills.
- Commercially aware, with experience managing large maintenance budgets.
- IOSH/NEBOSH certification desirable.
- Relevant technical or engineering qualifications preferred.
