Available Homes Officer to join our team and play a crucial role in ensuring our homes are let quickly, efficiently and to those who need them most. This is an exciting opportunity to deliver a high-quality lettings service that directly supports our customers and our communities.

You will be responsible for the smooth and timely letting of our properties, helping to minimise rental income loss and ensure customers have a positive experience throughout the lettings journey.

Lettings & Property Management

  • Ensuring properties are let swiftly and appropriately to minimise void times and loss of income.
  • Managing the full end-of-tenancy process, including working to retain tenants with positive tenancy histories.
  • Working closely with Neighbourhood teams, Repairs, contractors and Development colleagues to ensure properties are ready to let within target timescales.

Advertising & Customer Engagement

  • Advertising available homes quickly and accurately, either directly or through local authority nomination agreements.
  • Working in partnership with local authorities to ensure homes are allocated to those most in need.
  • Managing shortlisting, arranging viewings, and supporting customers through the lettings process.
  • Preparing tenancy agreements, arranging sign-ups, and conducting in-notice viewings with current tenants.

Market Knowledge & Housing Advice

  • Building a strong understanding of local housing markets to support internal teams and influence lettings decisions.
  • Advising customers on available housing options and processing applications where local registers apply.
  • Providing housing options advice to customers approaching the end of their fixed-term tenancies.

Service Improvement & Problem Solving

  • Identifying hard-to-let homes and working with colleagues to develop solutions.
  • Accurately processing tenancy activation, sign-up documentation and CORE forms.

Experience & Knowledge

  • Experience delivering excellent customer service.
  • Understanding of the social housing environment.
  • Experience working with external partners or agencies.
  • Knowledge of Choice Based Lettings, Allocations processes and Local Lettings Plans.
  • Ability to work in a busy environment and meet challenging performance targets.
  • Awareness of housing legislation, regulation and best practice relevant to lettings.
  • Willingness to respond at short notice in the event of a major incident.
  • Ability to attend occasional evening or weekend meetings or events.
  • A strong commitment to equality, diversity and inclusion.
