About the Company

Our client is a well-established residential groundworks contractor delivering infrastructure and groundwork packages for leading housebuilders across the Midlands. With a strong reputation for quality, compliance, and reliable delivery, they maintain long-standing relationships across the residential development sector.

Due to continued growth and an increasing number of projects reaching completion, they are now seeking an experienced Adoptions Manager to oversee the adoption process across multiple residential developments.

The Role:

This is a key position within the business, responsible for managing the Section 38, Section 278, and Section 104 adoption processes from construction through to final sign-off. The successful candidate will ensure all works are completed to the required standards and adopted efficiently by the relevant authorities.

Key Responsibilities:

Manage the full adoption process for roads, sewers, and associated infrastructure

Liaise with local authorities, water authorities, and consultants to secure timely adoptions

Oversee Section 38, Section 278, and Section 104 agreements and ensure compliance

Coordinate inspections, snagging, and remedial works to achieve adoption standards

Work closely with site and commercial teams to ensure works meet required specifications

Track adoption progress and provide regular updates to senior management

Resolve technical and compliance issues relating to adoption requirements

Maintain accurate records and documentation throughout the process

Skills & Experience Required:

Proven experience in an Adoptions Manager or similar role within residential groundworks or civil engineering

Strong knowledge of S38, S278, and S104 agreements and processes

Experience dealing with local councils & highways authorities

Excellent organisational and communication skills

Strong attention to detail and ability to manage multiple projects

Ability to work independently and drive processes through to completion
