The Role

As Commercial Manager, you will play a dual-role key to the next phase of growth - leading commercial delivery on multiple exciting commercial office fit out projects while also taking a central position in pre-contracts, shaping win strategies, pricing, procurement approaches and client engagement from day one.

Key Responsibilities

Commercial Management:
• Lead commercial oversight across multiple fit-out and refurbishment projects
• Prepare valuations, commercial reports, cost plans and financial forecasts
• Manage procurement strategies, subcontractor selection and contract negotiations
• Oversee cost control, risk management, variations and client reporting
• Ensure margin protection and commercial governance across all live projects

Pre-Contracts & Work Winning:
• Support early-stage pricing, tender production and bid strategy
• Review drawings, specifications and client documentation to prepare commercial positions
• Lead value engineering discussions and produce costed options
• Collaborate with design, project and senior leadership teams to drive winning proposals
• Represent the commercial function during client presentations and negotiations

About You

• Strong experience as a Commercial Manager or Senior QS within fit-out or refurbishment
• Confident across both pre-contracts and live delivery
• Strong commercial acumen and a strategic mindset
• Able to operate in a high-growth, entrepreneurial environment
• Excellent communication, negotiation and client-facing skills
• Driven, ambitious and energised by working within a young, hungry and high-performing team
