Working with the Operational Manager to ensure adherence to statutory obligations and responsibilities for safety in management and maintenance of all gas installations in its social housing.

JOB PURPOSE
-To provide overall administration of the Landlord Gas Safety Certification (LGSC) process in order to maintain the obligation for annual gas safety checks in all of its social housing stock
-To administer delivery of the contract and ensure that all provisions are fully adhered to.
-To provide a point of contact and administrative resource for the implementation of all gas related work activity carried out directly by the Estates Facilities Operational Team.

MAIN ROLES RESPONSIBILITIES:
-Review all Warning Notices and rectify risks immediately by arranging repairs.
-Report and record all Health and Safety Executive R.I.D.D.O.R Gas related Incidents.
-Complete and submit all documentation in relation to Building Compliance certificates, ensuring the relevant approvals are obtained.
-Provide year to date financial figures of current spending and commitments on a monthly basis along with detailed explanations relating to all variances.
-Liaise with external contractors to ensure all gas servicing and repair work meets the specification as set out in the contract and that performance achieves the level required by all key performance indicators.
-Manage the gas servicing database ensuring all information is updated and accurate.
-Manage the process of amendments to the contract, including properties removed from the gas servicing schedule, new build properties to be added to the schedule as well as any changes to compliance dates.
-Manage the no access procedure, ensuring all appointments made are within the appropriate time restraints. Liaise with housing officers and support workers to arrange access and ensure appropriate measures are taken in protecting staff and vulnerable tenants during the gain entry process.
-Manage the gain entry procedure including scheduling attendance joint attendance of gas servicing contractor and locksmith. Issue and distribute gain entry notifications to residents and provide all relevant parties with accurate information.
-Arrange third party quality control checks on works undertaken by contractors on behalf of CCC, ensuring standards are adhered to at all times.
