Small Works Manager - FM Projects

📍 Manchester | 💰 Up to £50,000 + Car Allowance/Vehicle + Bonus | 🏥 Healthcare Contract

Are you a hands-on project leader with experience delivering refurbishment and small works in complex environments? We're recruiting a Small Works Manager for a permanent role with a leading FM provider, based in Manchester.

This is a fantastic opportunity to manage lifecycle, minor works, and refurbishment projects across a busy healthcare estate. You'll be the go-to lead for project planning, specification, procurement, and on-site delivery—ensuring works are completed on time, on budget, and to the highest standards.

🔧 What You'll Deliver:

Scope, specify, and manage fabric and M&E lifecycle works and refurbishments

*

Create detailed tender specs and manage procurement through internal systems

*

Plan and schedule works in collaboration with hospital stakeholders

*

Monitor budget forecasts and ensure cost-effective delivery

*

Manage subcontractors and self-delivered work packages

*

Ensure compliance with all health & safety and statutory requirements

*

Build strong supplier and internal team relationships to deliver high-quality outcomes

✅ What We're Looking For:

*

Proven experience managing small works or refurb projects in FM or construction

*

Knowledge of building fabric and M&E refurbishment

*

Healthcare environment experience strongly preferred

*

IOSH Managing Safely certification

*

Confident with project tools and MS Office/Excel/Project

*

Strong communication and site leadership skills
