Maintenance Surveyor - North London / Hertfordshire | Housing Association 
£26.90 PAYE / £35.00 Umbrella or Deemed LTD (Inside IR35)
37 hours per week
6-month rolling contract

An excellent opportunity has arisen for an experienced Surveyor to join a leading housing provider in West London. The successful candidate will be responsible for pre- and post-inspections for responsive repairs, voids, and cyclical maintenance within a regional budget of £10 million. This includes ensuring quality delivery, contractor performance, regulatory compliance, and high levels of customer satisfaction.
You will also take ownership of legal disrepair cases and statutory notices relevant to your patch, working collaboratively with residents, leaseholders, contractors, and internal teams.

Responsibilities:
Conduct technical building surveys, identify defects, and make recommendations for repair or improvement.
Oversee major void inspections, ensuring completion within KPI timeframes.
Monitor contractor delivery to ensure works are completed on time, within budget, and to required standards.
Process insurance claims and prepare supporting documentation and quotations.
Act as the primary point of contact for subcontractors and suppliers within an agreed contract framework.
Prepare technical documents including specifications, schedules, and bills of quantities.
Provide technical advice to colleagues and support resolution of complex issues.
Use financial systems to analyse spend and flag risks of overspend.
Maintain H&S compliance, and ensure all work adheres to environmental and safety standards.Requirements:
Diploma in Surveying, Property and Maintenance (minimum Level 3).
Membership of a relevant professional body (e.g. RICS, CIOB).
Knowledge of social housing regulations, compliance, and building standards.
Proven experience delivering responsive repairs, voids, and cyclical maintenance.
Strong understanding of health & safety legislation, CDM regulations, and planning frameworks.
Excellent communication and negotiation skills.
Proficiency in Microsoft Office (Excel, Word, PowerPoint) and data management systems.
Full UK driving licence and willingness to travel locally.Desirable:

Degree or equivalent in a relevant field.
Experience in local authority or housing association environments.
