Job Description

* plan and coordinate the project/s from Pre-Construction to completion onsite, including developing and organising the required construction schedule of work with project deliverables and milestones creating costings and budgets that are managed and monitored

* Lead and Manage the Design of the scheme through RIBA Stages 3-6 inline with the Stage 2 Cost plan setting gateways through the process to ensure that the finalised design when costed aligns with the original cost plan

* Manage and oversee any pre-construction investigations/enabling works to facilitate design progress and prepare and issue all documentation to discharge any Planning/Building Regulation/Contractual Obligations through the pre-construction period

* Plan the work and oversee the ordering of necessary materials and equipment to execute the work

* Hire and arrange plant for the project maintaining inventory of tools, equipment, and machinery

* Have responsibility as the site lead to oversee the management of the construction site on a day-to-day basis, including supervising other company site-based management staff, the labour force, monitoring and managing subcontractors, checking materials, inspecting work and overseeing quality control with appropriate records inline with specifications, Building Regulations and Warranty requirements

* Ensure the project is delivered on time and on budget by setting benchmarks and monitoring and recording progress via weekly progress updates, daily diaries, and record photos

* check design documents with and from architects, surveyors and engineers and ensure they are being implemented and included in sub-contractor's scopes of works

* Work with the Commercial team to prepare BoQ that are costed to reflect required Scopes of works issued to the supply chain

* Assist with preparing scope of works documents to be included in any and all Sub Contractors Orders

* Manage the coordination of design information to and with the design team and the supply chain via meetings and company online portal

* Promote, maintain and manage health and safety in line with current CDM regulations and company H&S Policy, including weekly and regular site inspections to ensure safety rules are being followed

* Prepare and generate weekly/monthly reports identifying Risks and Opportunities as necessary

* Ensure compliance with all company policies and documentation

* Obtain any building permits and licences required to deliver the scheme

* Maintain regular communication and attend meetings with clients, their representatives, and sub-contractors to inform them of progress on the project, i.e., stakeholder management

* Communicate with any consultants, subcontractors, supervisors, planners, quantity surveyors and others involved in the project

* Deal with any unexpected problems that may occur during the project.

* Collate and maintain accurate record information of all activities and construction works

* Manage and coordinate the successful completion of any defects raised on any online portal
